Why bother
Your bank is the only one checking your bank's maths.
When your fixed term ends, most people take the rate they're offered. It arrives by text, it looks official, and there's nothing next to it to compare it against.
The rate you're offered isn't the rate on the board
Carded rates and what a lender will actually do are different numbers. Knowing the gap is most of the negotiation.
Cashback isn't free money
Leave too early and it's repayable — three years at ANZ and ASB, four at Kiwibank. Nobody puts that number next to the offer.
Moving costs something
Legals, valuation, discharge, and possibly a break fee. A saving that doesn't clear those isn't a saving, and we'll tell you when it doesn't.

The bit nobody prints
Cashback is a loan with a leash.
Banks advertise the cash. The condition sits in the terms. We show both, because only one of them is the offer.
What they advertise
$5,000+
Roughly $5,000 to first home buyers on loans of $200,000–$250,000 or more. Some offers are a percentage of the loan instead of a flat amount, which changes the number entirely.
What the terms say
3–4 years
ANZ three. ASB three, repayable pro-rata. Kiwibank four. Leave inside that window and some or all of the cash is repayable — the period is set in your loan agreement.

What does this cost me?
Nothing. Mortgage advisers in New Zealand are generally paid a commission by the lender when a loan settles, not by you. If a fee ever applies to your situation, the adviser has to tell you before they do any work.

What if the answer is that I should stay put?
Then that is the answer you get. A saving that does not clear your break fee, legals and cashback clawback is not a saving. Knowing the date to look again is worth more than a switch that costs you money.
My fixed rate is not up for a while. Is it too early?
No, it is the best time. Most of the leverage is in knowing your number before the letter arrives. Tell us your expiry date and we will come back when it is close, not before.
Will I get hounded?
One adviser makes contact. We do not sell your details to anyone else, and we do not pass them to multiple brokers to fight over.
What is a break fee?
If you exit a fixed rate early, the lender may charge an early repayment adjustment. It is calculated from wholesale rates, and it is largest when rates have fallen since you fixed. When rates have risen, it is often very small or nil.
